Tim Evans of Traverse City Home Inspections LLC explained the role of inspections in both commercial and residential real estate.
 
Tim explained that an inspection is a non-invasive visual process that provides a snapshot in time. The majority of inspections are done for a buyer of property whose offer to purchase is contingent upon a satisfactory inspection. But inspections are also useful for sellers who wish to prepare their buildings for sale. This gives the seller an opportunity to address any deficiencies and speed up the selling process.
 
Each inspection will focus on four main systems:
  • Foundation
  • Roof
  • Waste System
  • Mechanicals
Water is always of major concern, as it is factor with respect to carpenter ants as well as mold and mildew. Consequently the inspection can include well testing, mold inspection and infra-red scanning for moisture detection.
 
Inspections are generally done by two or three inspectors who submit their inspection report within one hour after the completion of the inspection.  The average cost of a home inspection by Tim's company is $400.
